The Kay Bailey Hutchison Convention Center Dallas Master Plan is a groundbreaking megaproject that will transform the center into a state-of-the-art facility with competitive ballroom and meeting spaces, while simultaneously creating a new invigorated and active Dallas district. The Master Plan focuses on developing a destination with a walkable-mixed-use district, a multimodal transit hub, and an attractive open-space street network. Additionally, the study area includes a historic arena, a cultural center and the opportunity to develop 30 acres to support new mixed-use development and opportunities to generate revenues to fund local improvements. The Convention Center includes the potential to double annual convention attendance, facilitate 100,000 construction jobs and 5,000 long-term jobs, generate up to $2.5 B in property taxes and $50 B in spending over 30 years.

The Rio Nuevo District in Tucson has created a valuable revenue opportunity for venues and civic assets, as well as seeding redevelopment projects. Johnson Consulting has been assisting the Rio Nuevo District in Tucson, AZ for many years with TIF projections and strategy development. An example of this is their recent work for the Fox Theatre, which was looking to expand their footprint to include greater space for functions prior to theatre performances. Fox Theatre was seeking a $20M addition and the revenue generated from the Rio Nuevo District is helping fund the expansion. Private dollars were not identified at the time of the Rio Nuevo investment in the Fox project. Indeed, RN had to come in first to secure the property, release the Theater from outstanding debt, and move forward with both the purchase and the launch of a capital campaign. The public contribution gave supplemental validity to the project and assisted in fund raising and grant development for the balance of the project. Representatives from the Fox Theatre, Rio Nuevo and Johnson Consulting will discuss how other municipalities may be able to develop a strategy for redevelopment and to raise capital to finance such projects.
The redevelopment of Seaport on San Diego Bay will transform the City of San Diego by creating world-class access for the public to the waterfront. Design elements include public gathering spaces, new public views of the bay, fourteen acres of open space, multiple public piers, natural habitat, and a public beach. The development will be inclusive and sustainable, while creating a significant economic impact for the city and county. The presentation of the redevelopment efforts for Seaport will discuss the design elements, including the great public spaces to be created on the waterfront and the proposed private development. The many challenges to be overcome for the redevelopment of Seaport will also be discussed. Fully realizing the potential of the redevelopment will require public participation, and the proposed public participation will be discussed.

More cities are developing mixed-use destination districts surrounding an event venue. However, many of these sports or convention facilities are not busy enough to keep croweds coming consistently to support restaurants, bars and retailers. Team members will share the nail-biting experience of financing more than $1B immediately post-pandemic, with interest rates rising and the economy in distress.
